Passive Retirement Is A Game Changer For Us

We have been very pleased with every aspect of our relationship with Strongbrook. From the first time we sat down with Kris Krohn a little over a year ago to the present, we have been helped, coached, and counseled every step of the way. Even though we were cautious and still are, the Strongbrook team has been very attentive and sensitive to our needs and questions, never pushy, but always assessing our unique situations and desires.

 

 

We will be slowing down a little since we plan to serve a mission for our Church early next year. Our situation is unique to us since we are both retired and were looking for something we could passively invest in. We have been told the Strongbrook team will help us manage and care for our properties while we are away for a few years. That is another important aspect of our experience with Strongbrook, they walk alongside us every step of the way as long as we want them to be there.

 

What has excited us the most about working with Strongbrook is that the sense of confidence and stability is very satisfying to us. We have mostly been interested in retirement supplementation so the purchase of investment properties met our needs nicely. Strongbrook has provided us with opportunities we never realized we had before. In the next 10 years we should also be in a position to help our children and grandchildren. 

 

We feel very blessed to have been introduced to Strongbrook. We really weren't looking to make money as much as we were hoping to find something we could safely invest in with the idea to free us up to serve more fully. That has been what has happened so far. We do hope we can get to a point where we can leave the process, the managing, maintenance, etc. to others with confidence. That is happening little by little but there is still a learning curve trying to understand all the terminology. We are learning much though, and are so pleased.

Understanding How to Improve your Personal Life 
 
It seems like everyone is searching for secrets to health, wealth and happiness. The catch is if you understand yourself, then you should have the knowledge to be both successful in personal relationships and in business relationships.  Like everything, this starts with a plan.  
 
Whether you're looking to improve your relationship with your spouse or family member, or move up the corporate ladder, this is all a result of personal growth. Personal growth starts with doing your best at every moment, in your job, home, or day-to-day activities.
 
Setting goals, no matter how small, enables us to soar to new heights and gives us the confidence to achieve more.  
 
 
Understanding What is Important
 
Many times, people stay hung up on other people's expectations regarding what it is to be successful.  Each of us has a different idea of what makes us content.  It is important to acknowledge that if we spend most of our time and effort trying to reach someone else's goals, we find ourselves constantly searching for meaning and continue to be unhappy.  Realizing what is important is the first step to improving personal life.  
 
Balance
 
Balance is the key to success.  Some people do not see the concept of success beyond their own needs.  Oftentimes we are caught up in serving a dominant function, which overshadows our natural strengths.  This results in stress and imbalance in one's life. Learning to do things for yourself and meeting your own needs are vital to improving your personal life.
 
If you are always doing for others, and seldom take time out for yourself, then you are building stress rather than improving life. Your happiness should come first. Finding it hard to say no to others becomes common, and we may find ourselves inundated by the needs of other people. Learning to have an even balance in your life and focusing on what you want are additional ways to improve your personal life.    
 
Self Esteem
 
Putting yourself down constantly, finding it hard to accept compliments, and wishing you are someone else are easy clues that demonstrate you may be sabotaging your own life.  Using positive self-talk with yourself and others is vital to great self esteem.
 
Understand that no matter what, you are ok. Improving your self-confidence is extremely important when improving your personal life. This will require putting your positive beliefs in the front of your mind, and day-by-day taking away the negative thoughts. Believing in you is another key to success.
 
If you feel like you're on the road to stress and anxiety, and want more out of life, slow down and take a step backwards to evaluate what is important. Remember that other people's goals are not always your own. Learn to balance your everyday and lifestyle decisions, and most importantly, think positively.  
 
Surround yourself with encouraging, not discouraging people. If you just make small steps to do these things, you will already be improving your personal life without realizing it. 
 
Surrounding yourself with positive influences helps you gain the power to control your life. Take back your control and you will improve your overall personal life.

Florida's Housing Market: Prices Up, Inventory Tighter

ORLANDO, Fla. – June 22, 2015 – Tightening inventory continued to impact Florida's housing market in May, according to the latest housing data released by Florida Realtors®. Realtors across the state reported rising median prices and fewer days on market for both existing single-family homes and for townhouse-condo properties. Closed sales of existing single-family homes statewide totaled 24,789 last month, up 7.7 percent over May 2014.

"The refrain we're hearing from Realtors in many markets is there's not enough for-sale inventory to meet the demand from buyers," said 2015 Florida Realtors President Andrew Barbar, a broker with Keller Williams Realty Services in Boca Raton.

"That's putting upward pressure on prices and also leading to properties selling at a quicker pace. Single-family existing homes in May spent a median of 49 days on the market, down 9.3 percent from a year ago; median days on market for townhouse-condo properties was 52, down 5.5 percent from May 2014.

"Sellers currently have a great opportunity in Florida's housing market: Sellers of single-family homes are seeing 94 percent of their asking price at the closing table and townhouse-condo sellers are receiving nearly 93 percent of their asking price."

In May, statewide median sales prices for both single-family homes and townhouse-condo properties rose year-over-year for the 42nd month in a row, Barbar noted.

The statewide median sales price for single-family existing homes last month was $200,000, up 11.1 percent from the previous year, according to data from Florida Realtors Industry Data and Analysis department in partnership with local Realtor boards/associations. The statewide median price for townhouse-condo properties in May was $159,000, up 9.7 percent over the year-ago figure. The median is the midpoint; half the homes sold for more, half for less.

According to the National Association of Realtors®(NAR), the national median sales price for existing single-family homes in April 2015 was $221,200, up 10 percent from the previous year the national median existing condo price was $206,100.

In California, the statewide median sales price for single-family existing homes in April was $481,880; in Massachusetts, it was $326,500; in Maryland, it was $253,959; and in New York, it was $221,000.

Looking at Florida's townhouse-condo market, statewide closed sales remained essentially flat last month with a total of 10,549, down 0.1 percent compared to May 2014. The closed sales data reflected fewer short sales in May: Short sales for townhouse-condo properties declined 45.1 percent while short sales for single-family homes dropped 37.7 percent. Closed sales typically occur 30 to 90 days after sales contracts are written.

"Florida's real estate market remains robust with strong sales continuing through the bulk of the spring," said Florida Realtors Chief Economist Dr. John Tuccillo. "The biggest current concern is the decline in inventory.

In the past, inventory declines were concentrated in the under $150,000 segment of the market. Now we are seeing declines in all segments priced below $250,000. If builders cannot bring new product to market in these price ranges, there is a real possibility of more rapidly rising prices."

Inventory continues to tighten, with a 4.7 months' supply in May for single-family homes, and a 5.8 months' supply for townhouse-condo properties, according to Florida Realtors. Most analysts consider a 6-month supply of inventory as the benchmark for a balanced market between buyers and sellers.

According to Freddie Mac, the interest rate for a 30-year fixed-rate mortgage averaged 3.84 percent in May 2015, down from the 4.19 percent average recorded during the same month a year earlier.
